We believe in providing clear and transparent pricing for all our services. This page outlines our typical fees and service information for Residential Conveyancing, Wills, Lasting Powers of Attorney, and Probate (uncontested). A summary of what’s included in your fee is provided on this page. A full breakdown tailored to your matter will be outlined clearly in your Client Care Letter, which you’ll receive before we begin work.

Residential Conveyancing

We offer fixed fees for most residential conveyancing matters. The actual cost may vary depending on the complexity of the transaction, the property’s value, and specific circumstances (e.g., leasehold vs freehold).

Sales and Purchases
Up to £150,000 - £550 + VAT
£150,001 to £300,000 - £700 + VAT
£300,001 to £450,000 - £850 + VAT
£450,001 to £1,000,000 - £1,000 + VAT
£1,000,000 and above - POE

Remortgages
Up to £1,000,000 - £500 + VAT
£1,000,000 - POE

Transfer of Equity
Up to £1,000,000 - £500 + VAT
£1,000,000 - POE

Disbursements
Disbursements are third-party costs paid on your behalf. Common disbursements include*:

Land Registry Fees £20 - £910 (depending on property value and transaction type)
Search Fees - £
Stamp Duty Land Tax - Variable, please see HMRC's calculator here
Land Registry Official Copies Search Fee - £7 per copy 
Land Registry Bankruptcy Search Fee - £6 per name

What is Included?

  • Taking your instructions and advising you on the legal process, including any mortgage, co-ownership, or tax considerations

  • Reviewing title documents and raising or responding to enquiries

  • Preparing or reviewing contracts, transfer deeds, and supporting documents

  • Liaising with lenders to satisfy mortgage requirements and obtain consents where needed

  • Exchanging contracts and arranging for completion, including transfer of funds and redemption of any existing mortgage

  • Handling post-completion matters, such as registration at HM Land Registry and (where applicable) submission of Stamp Duty Land Tax returns

  • Providing you and any relevant parties (such as your lender) with confirmation of registration and final documentation



Wills and Lasting Powers of Attorney

We offer a straightforward pricing structure for will drafting.

Simple Wills
Single Will - £200 + VAT
Couple Will - £350 + VAT

Complex Wills
Single Will - £500 + VAT
Couple Will - 900 + VAT

Codicil
Single Codicil - £100 + VAT
Couple Codicil - £150 + VAT

Lasting Powers of Attorney
1 x document (single) - Property and Financial Affairs OR Health and Welfare - £400 + VAT
2 x documents (single) - Property and Financial Affairs AND Health and Welfare - £700 + VAT
2 x documents (couple) - Property and Financial Affairs OR Health and Welfare - £700 + VAT
4 x documents (couple) - Property and Financial Affairs AND Health and Welfare - £1,000 + VAT

Disbursements
Disbursements are third-party costs paid on your behalf. Common disbursements include*:

Land Registry Official Copies Search Fee (per copy) - £7 per copy 
Office of the Public Guardian Registration Fee (per document) - £82

What is Included?

  • Taking your instructions on personal, financial, and family circumstances

  • Advising on key legal issues, including inheritance tax (general guidance only), and the roles of executors, trustees, and attorneys

  • Drafting your will and/or LPA(s) in line with your instructions and legal requirements

  • Explaining the documents and making any agreed amendments

  • Assisting with correct signing and witnessing, including acting as certificate provider (if appropriate)

  • Registering LPA(s) with the Office of the Public Guardian and liaising as needed

  • Providing final signed or registered documents and optional secure will storage

  • Advising when updates may be required due to legal or personal changes

     

Probate

Grant Only
Obtaining a Grant Only (no submission of IHT documents) - £1,000 + VAT
Obtaining a Grant Only (including submission of IHT documents) - £2,000 + VAT

Full Administration
Full Administration (no submission of IHT documents) - £4,000 + VAT
Full Administration (including submission of IHT documents with no IHT to pay) - £7,000 + VAT
Full Administration (including submission of IHT documents with IHT to pay) - £10,000 + VAT

BPLS as Executor

No submission of IHT documents - £6,000 + VAT
Including submission of IHT documents with no IHT to pay - £10,000 + VAT
Including submission of IHT documents with IHT to pay - £15,000 + VAT

Disbursements
Disbursements are third-party costs paid on your behalf. Common disbursements include*:

Probate Court Fee - £300 
Additional Copies of the Grant - £1.50
Land Registry Official Copies Search Fee (per copy) - £7 per copy

  • Taking your instructions and advising on the probate process

  • Gathering information on the estate’s assets and liabilities (as provided by you)

  • Preparing and submitting the probate application and relevant inheritance tax forms (IHT205 or IHT400)

  • Liaising with HMCTS and HMRC (if applicable) until the grant is issued

  • Providing you with the sealed grant once received
     


Name Changes

We offer a range of fixed-fee services for individuals wishing to legally change their name. 

Please note: Our service does not include a Change of Name by Enrolled Deed Poll.

Who Will Handle Your Case? 

Your matter will be handled by an experienced and qualified solicitor, legal executive or licensed conveyancer. They will be supervised by Sabeeha Ismail. 


How Long Will It Take?

Residential Conveyancing - Approx. 12 weeks from instruction to completion.

Wills and LPAs - Usually completed within 2–4 weeks of initial meeting.

LPA Registration - 8–12 weeks depending on OPG processing times.

Probate (Grant Only) - Approx. 6–12 weeks from submission.

Full Probate Administration - Approx. 6–9 months depending on estate complexity.
